1. Who We Are
TaxDeedDueDiligence.com is operated by James K. Quigg. We provide educational content, free resources, and paid property-research and consulting services related to tax-deed and real-estate due diligence.
2. Educational Purpose & No Professional Advice
All content and services are for informational and research purposes. Nothing on this Site is legal, tax, financial, or investment advice, and using the Site does not create an attorney-client, fiduciary, or agency relationship. See our Legal Disclaimer for the full statement.
3. Scope of Paid Services
Paid services (such as pre-bid property research, post-purchase title review, and strategy consultations) are public-record research and title-examination services only. Deliverables are based on records reasonably available at the time of research. They do not guarantee title insurability, clean or marketable title, the absence of undiscovered encumbrances, investment profit, or any specific outcome, and they do not replace an attorney, surveyor, title company, underwriter, or title-insurance policy. Specific deliverables, turnaround, and scope for each service are described on the relevant service page.
4. Payment
Prices are shown in U.S. dollars and are processed securely by Stripe. Payment is due before work begins unless otherwise agreed. You are responsible for providing accurate property information; incomplete or inaccurate details may affect the research.
5. Refunds & Cancellations
- Before work begins: you may cancel a research or consulting order for a full refund at any time before we begin the research or hold the scheduled session.
- After work begins: because research services involve time-intensive work, refunds after work has started are prorated based on work completed, at our reasonable discretion.
- Consultations: may be rescheduled with at least 24 hours’ notice. No-shows without notice are non-refundable.
- Digital products & downloads: free resources carry no charge; any paid digital product is refundable within 7 days if it has not been substantially used, unless otherwise stated at purchase.
To request a refund or cancellation, email us and reference your order.
6. Acceptable Use
You agree not to misuse the Site, attempt to disrupt it, scrape it at scale, or use deliverables to violate any law. Resources are for your own use and may not be resold as your own product.
7. Intellectual Property
The content, guides, report formats, and materials on this Site are owned by James K. Quigg and protected by copyright. You may use free downloads for personal and business research; you may not republish or resell them.
8. Limitation of Liability
To the fullest extent permitted by law, our total liability for any claim arising from the Site or our services is limited to the amount you paid us for the specific service at issue. We are not liable for indirect, incidental, or consequential damages, or for decisions you make based on public-record research, which is inherently limited by the completeness and availability of county and other records.

The Site links to government agencies, statutes, and other resources for your convenience. We are not responsible for third-party content or availability.
10. Changes & Governing Law
We may update these terms; the “Last updated” date reflects the current version. These terms are governed by the laws of the State of Texas, without regard to conflict-of-laws rules.
